About blu
-
We help people buy and sell property in Mauritius — homes, apartments, land and commercial buildings. We represent sellers, find and qualify buyers, market properties properly, and manage the process through to the notary. We also manage a small, selective portfolio of holiday rentals.
-
We're based in Telfair, Moka and work across the whole island, with more focus on the West and North. If your property or search is outside those areas, ask anyway — we'll tell you honestly whether we're the right fit.
-
Three things. We tell you what the market will realistically support, not what you want to hear. We present every property with proper photography and complete, accurate information. And we follow up — every enquiry is logged and answered, not lost in a WhatsApp thread.
-
As a real estate business in Mauritius, we're required to carry out identity and source-of-funds checks under the country's anti-money-laundering rules. It's standard, it protects everyone in the transaction, and your information is kept confidential.
Selling with blu
-
We look at comparable properties currently on the market, recent sales where reliable data exists, and the specifics of your property — location, size, condition, land and potential. You'll get an indicative price range with the reasoning behind it. That range may differ from what you hope for; we'd rather tell you now than after months without offers.
-
Yes. A market appraisal for sale purposes is free and comes with no obligation. It is not a formal valuation report — if you need one for a bank, divorce or estate, we can refer you to a qualified valuer.
-
A mandate is a written agreement that authorises us to market and sell your property. It sets out the asking price, our fee, the duration and what we'll do. We only market properties with a signed mandate — it protects you as much as us.
-
Professional photography, a complete and accurate listing, publication on our website and the main Mauritius property portals, our social channels, and direct introductions to buyers already in our database. For higher-value or commercial assets we also prepare a confidential information pack for qualified buyers.
-
It depends mostly on price, property type and location. A correctly priced home in a popular area can attract serious interest within weeks; land and commercial property usually take longer. We'll give you an honest estimate at the appraisal and keep you updated after every viewing.
-
Typically your title deed, ID, any building or land conversion permits, recent utility bills, and — for apartments — syndic details and charges. Having these ready early prevents delays at the notary. We'll send you a checklist when we start.
Buying with blu
-
Tell us your budget, preferred areas, property type, timeline and how you plan to finance the purchase. We'll send you matching properties — including ones that aren't publicly advertised — and let you know when something new fits your brief.
-
Viewing — we arrange and accompany viewings.
Offer — you make a written offer, which we negotiate with the seller.
Preliminary agreement — once agreed, a preliminary sale agreement is signed, usually with a deposit.
Checks and financing — the notary verifies title and documents; you finalise your bank loan if needed.
Deed of sale — the final deed is signed before a notary and ownership is registered.
-
In Mauritius, a property sale must be completed by notarial deed. The notary checks the title, drafts the sale documents, collects duties and taxes, and registers the transfer. Buyers usually choose and pay the notary; we work with whichever notary you appoint.
-
Mainly registration duty, notary fees and any bank or mortgage-related costs. Rates depend on whether you're a Mauritian citizen, the property type and price — some first-time and lower-value purchases benefit from exemptions. We'll give you an estimate for any specific property before you make an offer.
-
We can introduce you to local banks and mortgage advisers and tell you what lenders typically ask for. The lending decision is always the bank's. If you'll need finance, speak to a bank before you start viewing — it makes your offers stronger.
Foreign buyers
-
Yes, but only through specific government-approved routes. Non-citizens can generally buy residential property within schemes approved by the Economic Development Board (EDB) — such as PDS, IRS, RES, Smart City and Invest Hotel Scheme projects — or an apartment in an approved building of at least ground plus two floors, from MUR 6 million. Most other residential property, and most land, cannot be bought directly by non-citizens.
-
No. Occupation Permit, Permanent Residence and Retired Non-Citizen permit holders are still treated as non-citizens for property purposes, so the same approved routes apply.
-
It can. Purchases of USD 375,000 or more within an eligible EDB scheme allow the buyer to apply for a residence permit. Residency is a separate application with its own conditions, so plan the purchase and the permit together. Please note purchase regulations may change.
-
Since 1 July 2026, registration duty on non-citizen purchases under the approved schemes is 10%, and land transfer tax on sales to non-citizens has also risen to 10%. Currency and payment rules also apply to scheme purchases. Rules have changed several times recently — we'll confirm the current position, with your notary, before you commit.
-
Yes. We can shortlist, film video walk-throughs, attend viewings on your behalf and coordinate with your notary and bank. Signing can often be done through a power of attorney — your notary will advise on what's required.
-
The zoning and permitted use, whether the land is agricultural and would need conversion, access and road frontage, utility connections, and the title and boundaries. Agricultural land in particular can't simply be built on. We help gather this information early; your notary and, where needed, a land surveyor confirm it.
-
Yes — offices, retail, warehouses and mixed-use buildings, for sale and for investment. For commercial assets we prepare detailed information on the building, tenancies and income where available, shared with qualified buyers under confidentiality.
-
Yes. We can advise on pricing and phasing, market plots or units, and introduce buyers from our database. Talk to us early — ideally before plans are finalised — so the product matches what buyers are actually asking for.

Holiday rentals and property management
-
Yes, for a small number of selected properties. We focus on homes where guest demand is strong and we can deliver a high standard — we'd rather manage fewer properties well than many poorly.
-
We provide all solutions for our owners from: listing creation and photography, pricing, guest communication, check-in, cleaning and laundry coordination, maintenance coordination and monthly owner statements We also offer an operations-only option for owners who want to keep control of bookings.
-
Properties rented to tourists in Mauritius need to be licensed with the Tourism Authority, and a tourist fee may apply to guests. Requirements depend on the property, so we'll check what applies to yours before taking it on.
-
Yes, and a good rental track record can help — real booking history gives buyers evidence rather than projections. We handle both, so the transition from managed rental to sale is straightforward.
